  • This form is for use in England or Wales only, pursuant to the Housing Act 1988, as amended by the Housing Act 1996.
  • The tenant is responsible for paying stamp duty land tax, council taxes and all utility rates and charges relating to the property.
  • The tenant is responsible for maintaining the premises and furnishings in clean condition and good order and repair.
  • The landlord is responsible to maintain and repair exterior of premises (and installations for water, heating, etc) and to keep the property insured.
  • The tenant will be charged an administration fee for dishonoured cheques and each time the rent is not paid on time.
